This letter is intended to introduce those who are new to the neighborhood as an owner/or tenant of an owner, that this neighborhood has an HOA Board that governs it and that the covenants have within it the rules for the neighborhood the board is required to enforce. Since we’re pretty certain most of you didn’t receive the covenants and bylaws when closing or moving in, we’re going to list a few of the violations we’re seeing and have been addressing on a regular basis. At the end of this letter will be the email addresses to the board, the neighborhood website where the PDF for the covenants can be located for reference. If you’d like to contact us to join the NextDoor website that we all communicate on with updates, where neighbors can buy and sell good and services and the board posts updates on the upcoming building projects and answers questions, all you’ll need to do is email one of us and we’ll invite you into that website. The best way to describe this site, it’s like a Facebook page but only for neighborhoods and only the neighbors within this subdivision are allowed access to it, that’s why we’ll invite you in privately.
Neighborhood Rules
- 1) Trash cans should only be on the side or back the house, not in front of garage doors or left at the curb.
- 2) There is NO ON STREET PARKING in this neighborhood. This has become a real problem and we’re starting to receivenumerous complaints about this in both phases. The streets here are narrow; parking on the street causes problems for school buses. It also makes it difficult for people to leave their driveways if a car is parked behind it. Parking is only in driveways or garages!!!
- 3) Fences and other cosmetic changes to the exterior of your home or yard must be approved by the board before work is allowed to begin. You can submit a written request to any board member and someone will get in touch with you promptly.
- 4) Boats, jet skis and trailers must not be in the driveway, they must be in the garage or kept in a storage facility. If it’s only abrief stay you can request a waiver from the board.
- 5) Semi trucks and trailers are not allowed at any time in this neighborhood. We know there a few truck drivers living here, mostare aware of this already. We’ve made expectations for cabs to park overnight at the pool parking lot, but only AFTER they’verequested to do so from the board.
- 6) It is the responsibility of owner’s and tenants to maintain their yards; keeping the grass mowed and if the home has a sidewalkin front of it that is also your responsibility. Weeds should be trimmed and the street gutters in front of your home should becleared of debris so they drain properly.
- 7) Pool codes. Pool codes are given out the day the pool opens, which is the Saturday of Memorial Day weekend. We’ll post onthe NextDoor website more about the codes once we approach that time. Codes are only given out if the owner’s HOA dues are PAID IN FULL, NO EXCEPTIONS!!! If you’re a tenant be sure to ask your landlord if their dues are current to avoid any problems once the pool opens. You won’t be given a code if your landlord is in arrears.st
- 8) Dues will be mailed December 31 , they are due no later than February 15, 2014.
